Bayut, Property Finder and similar platforms. You pay for listing visibility and receive enquiries from people browsing that portal. Together the major portals host the large majority of residential listings in Dubai, so for a working broker they are hard to skip.
Good for: visibility and inbound enquiries. The catch: every other agent is on the same portal, the same lead often reaches several of you, and you are renting attention on someone else's platform, not building your own.
Paid-ads and performance agencies
These run Meta and Google campaigns for you and deliver form-fill leads. This is the group most people mean by a lead generation agency Dubai. They are fast and they scale, and for developers and large brokerages they earn their fee.
Good for: volume, quickly, if you have budget. The catch: Dubai real estate has some of the highest ad costs in the region. Meta leads commonly run AED 30 to 300 and Google Search AED 450 to 900. An individual consultant competing on ad spend against developers usually loses.
Lead resellers
They sell you pre-generated lists of "buyers." It feels efficient. It fills a pipeline in an afternoon.
Good for: filling a calendar fast when you are desperate. The catch: resold leads are usually shared across several agents, carry no relationship, and convert at the bottom of the range. This is the AED 2,000-per-lead experience waiting to happen.
Full-service digital agencies
Websites, SEO, funnels, social, sometimes CGI for launches. They build the machinery around your marketing. Useful, broad, and priced for companies more than for one consultant.
Good for: brokerages and developers that need a whole system built. The catch: a single consultant rarely needs all of it, and it is easy to pay for six specialisms when you needed two.
CRM and automation providers

Good for: anyone losing leads to slow or missing follow-up. The catch: a CRM is a tool, not a strategy. It works only if someone has designed what goes into it and why.

Generating leads in Dubai is not hard. Anyone willing to spend can flood their pipeline this week. The hard part, the part almost no one on the list above solves, is getting those leads to pick you when there are 25,000-plus registered brokers chasing the same buyers.
Agents in this city routinely report that 60 to 80 percent of the leads they get are low intent or unresponsive. So the winning number was never lead count. - Leads arrive but die in follow-up? That is a CRM and process gap, not a generation gap.
